MOUNTAIN BAY - A UNIQUE AUSTRALIAN PROPERTY

THE PROPERTY
Mountain Bay is some 20 kilometres by road from the township of Mansfield and 200 kilometres from the Victorian State Capital, Melbourne. By air, Mountain Bay is some 110 kilometres from Melbourne. Mountain Bay encompasses 930 hectares of extremely attractive undulating rural country in the Mansfield District. The property has some of the best visual outlooks in Victoria, and has some 13 kilometres of frontage to Lake Eildon, at Goughs Bay. For many years the Mountain Bay property has been recognised by Local and State Government as a site worthy of major long term development to best utilise its potential for holiday makers, tourists and permanent residents.

SPECIAL ZONING

The whole of the Mountain Bay property is subject to the Delatite Planning Scheme and is covered by the site specific Rural Development Zone - Mountain Bay. This zoning was negotiated with Local and State Government and the Minister(s) for Planning, over an eight year time frame. The purpose of the site specific zoning was to make the best use of the outstanding attributes of the large development site, and to allow for development over a long time span. The zoning at Mountain Bay is absolutely unique in Victoria. It covers a very large development site, it allows for significant flexibility in development, it anticipates development over a fifty year period, it provides for appropriate environmental protection, and it ensures that within and between the various development areas harmony of development, consistent with the magnificent rural environment, will be achieved. The Concept Plan, approved with the zoning, allows for development of rural living lots within the farm, a country village, and, in the longer term, allows for an international standard resort including a hotel and golf course.

RURAL LIVING DEVELOPMENT
Stages 1 through 3 of the Rural Living development have been completed and sales are underway. Fifty freehold lots of about one acre have been excised from the farm for holiday or retirement living. Each lot is surrounded by the fully operational farm. Lots range from hill top with the most magnificent views to the lake and the mountains, to more secluded lots in bushland and farmland settings, and to magnificent Lake Eildon waterfrontage lots.
All lots have underground electricity and are serviced by sealed roads. Some lots also have gravel entrance roads through the farm. Owners of the lots have the use of a private lakeside reserve and boat ramp only a minute or two from their lot. THE FARM
The Mountain Bay Pastoral Company has developed, and operates, the rural enterprise at Mountain Bay. The farm is in fact a magnificent park - With many treed areas, dozens of dams, high quality farm roads throughout, and excellent pastures and fencing. Some 300 breeding cows are maintained for vealer production.

· The inaugural Mountain Bay Country Music Festival held in March, 2000. The Festival was opened by the   Premier of Victoria who put his seal of approval on Mountain Bay's objective of matching the Gympie Muster   and the Tamworth Country Music Festival as Victoria's contribution to country Music in Australia.

LAKE EILDON
Lake Eildon is Victoria's largest inland lake. The Lake has a surface area of 138 square kilometres, a shoreline of 483 kilometres, and meandering arms of up to 30 kilometres long and 2 kilometres wide. Lake Eildon was constructed for irrigation water storage. But nowadays, the Lake is also the centre of major water and land based tourism and holiday activities.

THE HIGH COUNTRY
Victoria's Mountain High Country is right on the door-step of Mountain Bay. The High Country is an extensive area of mountains, plateaus, and rivers, which offers a wide range of recreational pursuits, including hiking, camping, fishing, four wheel driving, deer hunting, and downhill and cross country skiing. Lake Eildon is fed by the Goulburn, Big, Howqua and Delatite Rivers, which all rise in the High Country. The High Country includes Mount Buller and Mount Sterling. Mount Buller, which is Victoria's largest snow ski resort, is one half hours drive from Mountain Bay.

THE MANSFIELD AREA
The Mansfield Area is based around the township of Mansfield, which services the surrounding agricultural and tourist areas. The Mansfield Area includes the open agricultural plains, the northern shores of Lake Eildon, the western peaks and plateaus of the High Country, and several mountain river systems. Mansfield is an historic township that has served the surrounding area since the mid 1800's. Mansfield township has a population of about 2,000 people, and the surrounding area has a permanent population of about 6,000. The transient population of holiday home owners and their families is about 12,000, and the further tourist population averages about 10,000. Consequently, the effective population of this major tourist area is some 30,000 people. Growth of about 5% per annum has continued for the past twenty years.
